Landlord / property manager
I need to know what has changed, what is clarified and what is still open.
FireHub helpsGathers what is clarified, per building and per tenant.
A restaurant rebuilds the storeroom. A shop moves the shelving. The building is the same. The use has changed.
Fire stopping, detectors, emergency lighting, one room that becomes two. FireHub follows the conversion, so there is no backlog and no gaps nobody knows about.

The work touches the fire separation to the stairwell (fire strategy 2023). No fire-stopping documentation is dated after 12 March. Question sent to the fitter.

The penetration is not sealed. It was not in the order. I can do it Thursday, 8,000 kroner, with a photo and data sheet.

Order it.

Ordered. Documentation per penetration and an inspection are expected after the work. Filed to Storgata 15.

The question came in March, when it cost 8,000. Not in November.

What is broken, what people ask for, what is urgent. FireHub keeps fire safety visible, so decisions are not made at the expense of fire prevention, and choices rest on the right basis.
The difference is whether someone saw it in March.
FireHub ties the owner, the tenants and the suppliers to the same building. When someone changes something, you see what has to be reconsidered and who has to answer.
The restaurant on the ground floor got a new extraction duct in March. The fitter did his job and sent the invoice. The duct runs through the fire separation to the stairwell. Fire-stopping was not part of the job, and nobody had reason to think of it.
Without that question: the inspection in November finds the open penetration, as the fire service should. An order with a deadline. A fire engineer to assess the whole separation. The kitchen closed for two weeks while it is fixed. Nobody did anything wrong. It just got expensive.
The next owner inherits what was never clarified, and the price is set accordingly.
Simple, understandable status

Fire safety strategies, drawings, reports and invoices.

The use has changed. Risks and measures must be reassessed.
FireHub suggests that Alex ask the tenant's contact people to update the assessment.

Alex confirms the next step.
A tenant renovates. Another supplier comes in. The contact person changes. Something gets done without the landlord seeing the consequence until long afterwards.

The ground floor is being converted into a restaurant. The permit from the municipality still says office.
Clarification neededCable penetrations have been fire-stopped after the work on the ground floor. The supplier has delivered FDV (operations and maintenance documentation) for the work.
FDV (operations and maintenance documentation) received · 16 AprilEscape route blocked in the stairwell. Reported by the tenant.
Cleared the same day · confirmed by the tenantThe supplier can document their own work. But the landlord's follow-up does not necessarily stop there.
Site inspected · confirmed by facilities · 22 AprilAnnual inspection of extinguishing equipment. Two fire hoses in the contract do not appear in this year's report.
Clarification neededFireHub makes it visible when new information changes the basis, when a role needs confirming or when two sources do not tell the same story.
Updated after the renovation. Three of the points concern you as landlord.

Amina has confirmed that she is the contact person for Eat & Go on the ground floor.
FireHub finds one extinguisher on the drawing that is missing from this year's inspection report. The difference needs to be clarified.
Missing answers are information too. FireHub makes it visible where the landlord still lacks a confirmation or clarification.
As the owner, you are responsible for the building, even when tenants renovate, change the use or come and go
The rules distinguish between the owner's duties and the user's duties. Among other things, the owner must know the requirements, coordinate the use, follow up inspection and maintenance, upgrading and systematic safety work, and document this. The tenant's business has its own duties for use, safety work and documentation.
FireHub links owners, tenants and suppliers to the same building, so a change made by one party becomes visible to those who need to assess it.
An inspection report, a deviation or new documentation can raise questions about responsibility and next steps. Get in touch if you would like to see how FireHub can be used on your buildings.
